Agreement: The agreement applies to holiday accommodation and only at the specified time in the agreement. The number of beds indicates the maximum number of people (infants incl) the rental unit is intended for and cannot be exceeded by the renter. If that happens, the tenant risks being rejected by the landlord, losing the tenancy rights and the paid rental amount. 

Payment: 30% of the amount is due for payment at the time of booking. The remaining 70% shall be Åseral cabin service on behalf of the landlord at least 5 weeks before arrival at the rental unit. In case of cancellation, an administration fee, large kr. 300, -. If cancelled 8 weeks before arrival, the amount paid is due for payment, if cancelled 5 weeks before arrival 60% of the rental amount is due for payment and if cancelled 2 weeks before arrival the paid amount paid for the rental is not refundable. 

Rental certificate.        Åseral cabin service on behalf of the landlord sends before the rental starts, rents directions, driving directions and maps so that it is easy to find the rental unit. A receipt for paid rent must be available for key address upon arrival at the rental object.

Security: Upon arrival at the rental location, the tenant is obliged to familiarize himself with safety equipment as well as escape routes. It is also important to test fire alarms so that they are active and operational. Fire extinguishing equipment etc. is monitored and the company is familiar with the placement and storage of the equipment. 

Content: The accommodation must contain the specified number of beds/sleeping places with duvets and pillows. Kitchen utensils for cooking. Likewise, cutlery, pans, cookware, glasses, cups, plates deep and flat both for dinner and breakfast. All necessary kitchen utensils such as whisks, ladles, slides, can/bottle opener and other necessary equipment for self-catering. Curtains for bedrooms and bathrooms, curtains, etc. in other rooms. Seating equipment of normal good quality as well as a dining table for the number of tenants for which the rental unit is intended. It will not be possible to place caravans, tents or similar on the property without special permission.

Arrival.   Will normally be between 16.00 to 20.00, and for weekly rentals the change day is normally Friday or Sunday unless otherwise agreed. Week - end is the period Friday at 16.00 to Sunday at 12.00.                     

Responsibility.           The tenant is liable for all damage caused by anyone in his company during the lease period and agrees to indemnify any financial loss the landlord may suffer upon acceptance of this lease. The tenant is responsible for ensuring that the information in the agreement corresponds to the booking. The tenant is responsible for maintaining the necessary peace and order so that the surroundings are not unnecessarily disturbed in the late evening or night. If there is a complaint about peace and order, the tenant may be deprived of the right to rent the rental object immediately without the right to rent refund. Åseral cabin service, mediates rental on behalf of the owner and presents the rental home in accordance with the agreed mediation agreement with the owner, any defects, damage or similar is a matter between tenant and landlord. The tenant is responsible for inspecting and accepting responsibility for play equipment used by children in the travelling party, ensuring that necessary safety regulations are in place and that children understand/are given instruction in the use of the appliances. If there is a technical failure, sudden or unforeseen damage to technical equipment or installation, or other equipment related to the rental accommodation, it will not be conditional on a reduction in the rental amount. At Major Force or if the rental unit should be uninhabitable on arrival, Åseral cabin service provides a replacement accommodation approximately equal to the ordered product, if possible. If the tenant fails to notify the landlord and Åseral cabin service on arrival or when it may arise, of defects or other things that are not in accordance with the ordered product, he loses the right to complaint.

Important.             Defects in the rental unit must be notified to the landlord and Åseral cabin service immediately upon arrival, the same applies to damage or defects that occur during the rental period. If the tenant discovers deficiencies and fails to notify the landlord and Åseral cabin service, he may be liable for damages to the landlord. Failure to clean will normally be charged with NOK 350, - pr./hour, but at least NOK 1000,-. Loss of key is estimated at kr. 1500, - The tenant is not liable for damage or other defects that may arise from normal wear and tear and use.

Cleaning.         It goes without saying that the rental unit is in cleaned and presentable condition upon arrival and the same upon departure. The rental unit must contain sufficient cleaning agents, bucket, long brush, vacuum cleaner etc. that are necessary to perform cleaning during the rental period and on departure.

Bring.           Unless otherwise agreed, the tenant must bring sheets, duvet covers, pillowcases, towels, and hand soap. Toiletries. The towel, washcloths.

Dispute.              If disagreement arises between the landlord and the tenant regarding quality, defects or deficiencies that may have arisen before or during the rental period, Åseral cabin service as an intermediary on the owner's behalf will not be a party to such a case. The parties, landlord and tenant, accept that such a dispute will be resolved by a dispute board appointed in Kristiansand and where each of the parties has an equal representative. The dispute tribunal shall have at least 3 members and neither the parties nor the parties' representatives may be the chair.
